Water Damage

Professional Water Removal & Structural Drying

Water removal is only the first part of a water damage. Once standing water is removed, we begin the structural drying phase of the project. But what is structural drying?

Structural drying is the act of removing water from a substrate or building material to return it to its “dry standard”. A dry standard is the moisture content level of nearby “unaffected” materials. So we want to take wet walls, ceilings and floors and dry them out to match surrounding materials in the room.

Sounds easy right?

Yes and no. As an IICRC Certified Master Water Restorer, I can tell you that no two buildings are the same. Each have their own set of complications and solutions for fast drying.

The first thing we do is record psychrometric data. This will be temperature, relative humidity, dew point, GPP (grains per pound) and surface temperature. Once we know the initial readings, and we already know our drying equipment capabilities, we can set up a dry plan. Typically for LGR dehumidifiers, optimal temperature is 90 degrees Fahrenheight. We will attempt to increase the rooms temperature to 90 degrees in order to maximize the dehumidifiers output. We can also use air movers (fans) to speed up the rate of evaporation and increase the vapor pressure to pull moisture out of the surface materials. – Safe to say, we can get as technical as you’d like in explaining this. The jist is: We are VERY good at drying out buildings quickly and safely after a water damage.

Inspection

Structural drying always begins with a site inspection. We use thermal imaging cameras as a visual indicator for hidden water damage. We use moisture meters to confirm water in building materials.

Testing

Sewage or Cat 3 water, Mold, Lead, Asbestos, Electrical Systems and HVAC systems all need to be taken into account before water extraction and drying efforts begin.

Heat Drying

Many times we will use heat to speed up drying. It's important to monitor temperatures, exhaust and power as well as cord management during structural drying with heat.

In-Place Drying Techniques

Commercial In-Place Drying

Our commercial drying specialists focus on removing cove base and drying walls out through specialized drying procedures such as wall cavity injections, tenting and “push, pull” methods of drying. Our team reduces or eliminates commercial down time during a water damage through advanced drying techniques and specialized drying equipment. No commercial water damage is too big or too small. Whether you need large trailer mounted desiccant dehumidifiers or smaller LGR’s, Bulldog® has you covered!

Residential In-Place Drying

Home water damages can be devastating. We know this and work towards quickly drying out your home after a water damage or flood. We can minimize demolition by using weighted extraction techniques coupled with machines designed for wall cavity drying. During our initial water damage investigation, our inspection team will determine if you qualify for in-place drying. If you do, this will drastically reduce costs associated with reconstruction efforts.

Water Damage Restoration: The Process

Initial Inspection: Our experts begin by conducting a comprehensive water damage inspection in your Bucks County property. This helps identify the extent of the water – water migration and absorption lines, generates a sketch of the property and photographs the loss. We will also identify the source of the water and prevent additional damages.

Stabilization: To prevent additional damages to furniture, walls, ceilings and floors, we first focus on removing standing water, shifting belongings and setting up the initial drying equipment.

Air Filtration: We use HEPA air filtration systems to protect against airborne contaminants and mold spores, ensuring a safer environment during structural drying.

Removal: Our skilled technicians employ industry-approved techniques to remove water damaged materials safely and efficiently. Our near dustless system improves efficiency and reduces the chances of creating a larger mess during the demo and removal phase of the water restoration project.

Cleaning and Sanitization: We clean and sanitize affected areas to prevent mold from forming. This will also help to reduce contaminants commonly found during a water damage.

Reconstruction Prep: After removal and cleaning, all nails are pulled and the surfaces are prepped for easy reconstruction after a water damage.
