Mold Sampling
Methods & Inspection
Mold inspection and sampling methods can vary based on the level of information needed and the environment in which sampling is requested. A Certified Mold Inspector ("CMI") will perform a site inspection looking for evidence of microbial growth, moisture intrusion and favorable conditions necessary for fungal and microbial growth. Depending on the situation, the mold inspector may recommend air testing, direct fungal exams and/or ERMI testing. During the sampling phase, both weather conditions and indoor environmental conditions are recorded as well as the locations and methods used for sampling. As the samples are being taken, a Chain of Custody ("COC") is filled out by the inspector. The COC documents the time, location, and method of sampling as well as instructions for turn around time for results. Once the chain of custody is completed, it is submitted with the samples to the lab for analysis.
Indoor Air Quality Sampling
Provides the most information regarding aerosolized mold spores. Results typically outline mold spore types, mold spore counts, lab provided comparisons and recommendations as well as brief descriptions of mold spore types found in the sample.
Direct Fungal Exams
Typically tape lift samples or swab samples. This sampling is best for identification and confirmation of visible discoloration or areas of suspected microbial growth. Lab reports are more basic, confirming the presence of mold and outlining the spore type on the sample.
Visual Inspections
Visual Inspections are great for identifying areas of concern, justifying further testing and gathering information needed to build a remediation protocol. Laser Particle Counters can be used to pin-point areas that could benefit from additional air or direct fungal exams. Thermal imaging and moisture meters identify areas of water intrusion or elevated moisture content. Reports are detailed and include sketches and measurements of affected spaces in addition to professional recommendations for further testing or remediation. Visual inspections are best used in conjunction with Indoor Air Quality Testing or Direct Fungal Exams to provide a comprehensive analysis of the indoor space.

After a mold remediation, a clearance test (Post Remediation Verification - "PRV") is typically performed to ensure the mold was adequately removed from inside the containment space.
