
PROFESSIONAL WATER REMOVAL & STRUCTURAL DRYING
Water removal is only the first part of a water damage. Once standing water is removed, we begin the structural drying phase of the project. But what is structural drying?
Structural drying is the act of removing water from a substrate or building material to return it to its “dry standard”. A dry standard is the moisture content level of nearby “unaffected” materials. So we want to take wet walls, ceilings and floors and dry them out to match surrounding materials in the room.
Sounds easy right?
Yes and no. As an IICRC Certified Master Water Restorer, I can tell you that no two buildings are the same. Each have their own set of complications and solutions for fast drying.
The first thing we do is record psychrometric data. This will be temperature, relative humidity, dew point, GPP (grains per pound) and surface temperature. Once we know the initial readings, and we already know our drying equipment capabilities, we can set up a dry plan.
Typically for LGR dehumidifiers, optimal temperature is 90 degrees Fahrenheight. We will attempt to increase the rooms temperature to 90 degrees in order to maximize the dehumidifiers output. We can also use air movers (fans) to speed up the rate of evaporation and increase the vapor pressure to pull moisture out of the surface materials. – Safe to say, we can get as technical as you’d like in explaining this. The jist is: We are VERY good at drying out buildings quickly and safely after a water damage.
