Finding Mold Where You Least Expect It - Mold Inspections

Mold is only visible when it is in a colony. Mold colonies are made up of millions of spores. Sometimes, mold damage is easy to find and other times it could be hiding out in dark damp places. Our professional mold inspection and testing staff, are trained on where to find mold, to look for sources of moisture and check the not-so-obvious areas for microbial growth and aerosolized and settled spores.

Mold Testing

Mold Testing and Lab Analysis

You never know if what you are seeing is black mold or something else. Lab testing is an easy and inexpensive way to determine if you have a serious black mold issue in your basement or attic space. 

Sample are sent to the lab on a 24 hour chain of custody. This means the lab has 24 hours to provide results from the time the samples are checked in. Timing can be delayed based on the lab and other external factors, but generally they’re pretty good at turning results around in a timely fashion. 

As experts in mold testing and remediation, we can sometimes provide same day results! If you need same day lab analysis, just let us know prior to the site visit and we can generally make that happen!

Condition 1

Condition 1 is consider "Normal indoor ecological environment". If you see this on a lab test, than your indoor environment is similar to the outdoor control.

Condition 2

Condition 2 refers to "Settled Spores". This is also commonly referred to as "Surface Mold" and can be easily cleaned and removed through hepa vacuuming or damp wiping with sanitizer or soap and water.

Condition 3

Condition 3 is "Active Growth". This typically means the indoor mold levels are much higher than the outdoor control and remediation to Condition 1 is recommended. If you have Condition 3 mold, you likely also have Condition 2.

What can cause Mold?

Moisture: Mold needs water to grow and thrive. Anytime you have elevated moisture content in organic materials, you run the risk of mold developing. 

Food Source: Mold requires organic materials as a food source. Without it, mold can not grow. Organic materials include things like cotton, leather, wood, paper, jute and even dirt!

Favorable Temperatures: Mold is everywhere and grows in most environments. In our area, warm, moist environments that lack sunlight are typically more conducive for microbial growth. With that said, mold is known to thrive in dry climates like Arizona too! 

Mold needs all three things to grow and thrive in an indoor environment. If you take one away, the microbial growth will NOT die. With that said, it will go dormant until it can begin its’ lifecycle over again. To help combat mold growth in a basement or attic, try installing dehumidifiers to cut down the moisture in the air. This should stunt potential mold growth and help with overall odors.

FAQ

Depending on the coverage, some policies may not cover things like mold testing or mold remediation. With that said, you may have a special rider for mold which is usually capped. It is important to speak with your insurance agent and learn what coverage is afforded to you under your current policy.
